Terms of Service

Acceptance
By using OffCampus, you accept these terms. Landlords expressly accept them during registration and must keep their account information accurate.
Platform role
OffCampus is a listing and discovery service. It is not a landlord, estate agent, institution approval body, escrow service, or party to a rental agreement. OffCampus does not collect rent or deposits.
Landlord responsibilities
Landlords must have lawful authority to advertise the property, provide accurate photos and information, keep availability current, protect account credentials, comply with applicable law, and respond honestly to students. False listings, impersonation, unlawful discrimination, malware, stolen content, and scams are prohibited.
Student responsibilities
Students must independently inspect the property, confirm the landlord's identity and authority, review rental terms, and use safe payment practices. OffCampus helps students discover accommodation listings, but students should physically view the property and confirm details before paying rent or deposit.
Verification
OffCampus Verified means the landlord/contact details, listing information, photos, and submitted documents were reviewed by OffCampus. Students must still view the property before paying rent or deposit. Verification is not a guarantee of safety, availability, condition, legality, or future conduct. School approval wording must not be relied on unless actual approval documentation has been checked.
Fees and refunds
Listing and verification fees pay for the stated listing period and administrative review. Payment does not guarantee approval. Fees are normally non-refundable once review or publication work begins, except where OffCampus decides a refund is appropriate or Zimbabwean law requires one.
Moderation
OffCampus may reject, pause, suspend, archive, or remove listings and accounts; request evidence; resolve reports; and preserve records where reasonably necessary for safety, compliance, payment, or dispute handling.
Availability and liability
OffCampus does not guarantee uninterrupted service, listing availability, landlord performance, property condition, or the accuracy of user-submitted information. To the extent permitted by Zimbabwean law, OffCampus is not liable for indirect losses or agreements and payments made directly between users.
Disputes and law
Users should first contact [email protected]. These terms are governed by the laws of Zimbabwe, and unresolved disputes are subject to the competent courts of Zimbabwe.
